


Bailey Dawson is a Senior Associate at Tidewater, where her responsibilities include sourcing investment opportunities, leading analysis and diligence on portfolio and new investments, market research, pipeline development, and acting as project manager for several of the company's operating and development assets.
Before joining Tidewater, Ms. Dawson worked at Hines in Los Angeles on the acquisitions and development team, where she was involved in investment pursuits and development project management across multiple product types and deal profiles. Prior to Hines, Ms. Dawson was a capital markets broker at Cushman & Wakefield in the firm’s Los Angeles office, focusing on mid-market investment sales and buyside advisory assignments.
Originally from Northern California, Ms. Dawson received her Bachelor of Science in Business with a concentration in Real Estate Finance from California Polytechnic State University, San Luis Obispo.


Craig Biedler is a Controller at Tidewater, where he oversees financial and investor reporting as well as cash management activities across the firm’s funds, ventures, and individual assets. Mr. Biedler plays a central role in Tidewater’s accounting group, engaging with numerous internal and external stakeholders.
Before joining Tidewater, Mr. Biedler was Director of Finance and Accounting at Swift Real Estate Partners, where he managed accounting teams across fund, property, and corporate operations. He previously served as Fund Controller at Carmel Partners and began his career as a Senior Auditor at Deloitte.
Originally from Ontario, Canada, Mr. Biedler holds a Bachelor of Commerce from Dalhousie University in Halifax and a Bachelor of Arts in Economics from the University of Calgary. He is a licensed CPA in Canada.


Craig Young is the Managing Principal of Tidewater, where he is responsible for long-range planning and leading the firm’s growth initiatives. He oversees the firm’s acquisitions and partner relations functions while organizing a series of discretionary investment vehicles in partnership with endowments, foundations, and family offices.
Before founding Tidewater in 2013, Mr. Young was a leader within the investments group at The JBG Companies (now JBG Smith) in Washington, D.C. His earlier experience includes roles at CIM Group and Deutsche Bank, where he gained significant expertise across a wide range of investment strategies and development opportunities.
Originally from Florida with deep family roots in Northern California, Mr. Young earned his Bachelor of Arts from Brown University and his MBA from Harvard Business School. He has been recognized with the Golden Brick Award and the San Francisco Business Times’ 40 Under 40 award, and he is a frequent speaker at Harvard, the Milken Institute, the Urban Land Institute, and NAIOP.


Isabella Wei is a Vice President at Tidewater, where she directs and leads numerous acquisitions and asset management efforts for the firm across different product types and submarkets in the Bay Area. Ms. Wei also oversees the preparation of market research, investment strategies, and portfolio analyses for Tidewater.
Before joining Tidewater, Ms. Wei worked at Bentall Kennedy (now BentallGreenOak) in San Francisco, where she supported product development and corporate strategy. Earlier in her career, she held an acquisitions role at Clarion Partners in Los Angeles, where she worked on residential, office, retail, and industrial projects across the Western U.S.
Originally from Ohio, Ms. Wei earned a Bachelor of Science in Mathematics from MIT and an MBA from the Wharton School at the University of Pennsylvania. She is an active member of NAIOP.


Jake Hamilton is a Senior Analyst at Tidewater, where he supports numerous acquisitions and asset management efforts for the firm across different product types and submarkets in the Bay Area. Mr. Hamilton also prepares various market research studies, investment strategies, and portfolio analyses for Tidewater.
Before joining Tidewater, Mr. Hamilton worked at Invesco in San Francisco as an Investment Analyst, where he handled underwriting and asset management responsibilities for the real estate investments throughout the West Coast.
Originally from Southern California, Mr. Hamilton earned a Bachelor of Business Administration in Real Estate and Urban Land Economics from the University of Wisconsin–Madison.


Jim Tung is a Finance Director at Tidewater, where he leads the firm’s accounting & organizational vertical. Mr. Tung is responsible for financial and investor reporting, cash management, systems integration, and coordination with third-party service providers.
Before joining Tidewater, Mr. Tung served as Senior Fund Accountant at Stockbridge Capital Group, where he managed accounting, reporting, and compliance for joint ventures, separate accounts, and funds. Earlier, he worked as a Senior Auditor at Deloitte & Touche, LLP, with a focus on real estate.
Originally from Taiwan, Mr. Tung holds a Bachelor of Science in Accounting and a Bachelor of Science in Business Administration from the University of Southern California. He is a licensed CPA in California with the California Board of Accountancy and serves as Audit Committee Chair for the San Francisco Community Health Center.


Julia Read is a Senior Analyst at Tidewater, where she supports numerous acquisitions and asset management efforts for the firm across different product types and submarkets in the Bay Area. Ms. Read also prepares various market research studies, investment strategies, and portfolio analyses for Tidewater.
Before joining Tidewater, Ms. Read worked at Eastdil Secured in San Francisco as an Equity Sales Analyst, where she was involved in underwriting assets across the Bay Area and Pacific Northwest.
Originally from Southern California, Ms. Read received her Bachelor of Arts in Economics from the University of California, Berkeley.


Kyle Snyder is an Asset Management Director at Tidewater, where he leads and supports numerous asset management efforts across different product types and submarkets throughout the Bay Area. Mr. Snyder manages leasing, capital projects, property management oversight, and reporting across Tidewater’s existing portfolio.
Before joining Tidewater, Mr. Snyder was a portfolio manager at Presidio Bay Ventures, where he oversaw mixed-use and multifamily assets. Earlier in his career, he served on the asset management team at Jamestown, handling more than one million square feet of office and retail assets on the West Coast.
Originally from the Bay Area, Mr. Snyder earned his Bachelor of Science in Economics from Saint Mary’s College of California.


Kyle Winkler is a Development Director at Tidewater, where he leads the firm’s development vertical. Mr. Winkler manages entitlements, ground-up development, repositioning, and complex capital projects across a range of product types throughout the Bay Area. He also plays a role in sourcing development opportunities for the firm.
Before joining Tidewater, Mr. Winkler worked at UDR, where he managed luxury multifamily developments in the Bay Area and Los Angeles. He previously held positions at Balfour Beatty Construction, Howard S. Wright, and the Hanover Company, overseeing more than 1.5 million square feet of development and major hospitality renovation projects.
Originally from Oregon, Mr. Winkler holds a Bachelor of Science in Construction Engineering Management from Oregon State University. He is a member of the Board of Trustees of the National MS Society’s Northern California Chapter.


Matt Klimerman is a Managing Director at Tidewater, where he leads the firm's portfolio and asset management vertical. Mr. Klimerman manages the day-to-day portfolio and asset management efforts across Tidewater's investments team and plays a central role in overseeing many of its operating and development assets. He also leads select acquisitions along with the firm's market research and investment strategy development.
Before joining Tidewater, Mr. Klimerman worked for The JBG Companies in Washington, D.C. He worked on a variety of residential, office, retail, hotel, townhome, and debt investments, including the management of numerous new acquisitions and dispositions. Mr. Klimerman was also an active board member of JBG's philanthropy and public art committees. His previous work experience includes roles at the CIM Group in Los Angeles, the Port Authority of New York and New Jersey, and the New York City Mayor's Office.
A native of Manhattan in New York City, Mr. Klimerman holds a Bachelor of the Arts in Public Policy and American Institutions from Brown University.


Nick Bryer is a Managing Director at Tidewater, where he leads the firm’s acquisitions vertical. Mr. Bryer manages the day-to-day acquisitions efforts across Tidewater’s investments team and plays a central role in sourcing and executing acquisitions for the firm. He also serves an oversight role for several of its operating and development assets.
Before joining Tidewater, Mr. Bryer was responsible for sourcing and managing investment opportunities at The Roxborough Group, a San Francisco-based private equity fund. Earlier in his career, he was a member of the investments team at CIM Group in Los Angeles and began his career in the acquisitions group at Beacon Capital Partners in Boston.
Originally from Massachusetts, Mr. Bryer holds a Bachelor of Science in Business Administration from the University of Colorado’s Leeds School of Business and an MBA from the Kellogg School of Management at Northwestern University. He is an active member of NAIOP.


Ross Stackhouse is a Principal at Tidewater, where he is responsible for managing the firm’s operations and overseeing its asset management, development, and organizational functions. Mr. Stackhouse organizes the day-to-day efforts of the Tidewater team and implements the firm’s strategic vision.
Before joining Tidewater as a Co-Founder, Mr. Stackhouse worked at The JBG Companies (now JBG Smith) in Washington, D.C., where he managed acquisitions across residential, office, hotel, and retail properties. He also supported development and asset management projects and led the firm’s market research platform.
Originally from New York, Mr. Stackhouse holds a Bachelor of Arts with Honors in Environmental Studies from Brown University. He is a LEED Accredited Professional, serves on both the City Advisory Board of SPUR and the Housing Committee of the Bay Area Council, and is an active member of the Urban Land Institute and the U.S. Green Building Council. He was named one of Globe St.’s Aspiring Leaders of 2024.


Stephanie Gellepes is the Executive Assistant and Office Manager at Tidewater, where she supports the Principals and other team members across the firm. Ms. Gellepes is also responsible for human resources, office management, and marketing functions across the organization.
Before joining Tidewater, Mrs. Gellepes worked as Office Manager at Salter, where she provided executive support, facilities management, and marketing coordination. She previously served as Communications Coordinator for The Pacific-Union Club in San Francisco.
Originally from the Bay Area, Mrs. Gellepes earned a Bachelor of Arts in Anthropology Studies from the University of California, Los Angeles.


Stephen Yih is a Vice President at Tidewater, where he directs and leads numerous acquisitions and asset management efforts for the firm across different product types and submarkets in the Bay Area. Mr. Yih also oversees the preparation of market research, investment strategies, and portfolio analyses for Tidewater.
Before joining Tidewater, Mr. Yih worked at Bain Capital in Boston, where he managed acquisitions and asset management across multiple asset classes. Earlier in his career, he was a member of the acquisitions team at Angelo Gordon in Los Angeles, covering West Coast markets.
Originally from Illinois, Mr. Yih holds a Bachelor of Arts in Economics from Northwestern University. He is an active member of the Urban Land Institute.


Tony Trenh is an Assistant Controller at Tidewater, where he manages financial and investor reporting as well as cash management activities across many of the firm’s ventures and assets. Mr. Trenh collaborates directly with the firm’s asset managers, supports engagement with its lenders and venture partners, and manages several third-party accounting relationships.
Before joining Tidewater, Mr. Trenh worked at Harvest Properties as a Property Accounting Manager, where he was responsible for monthly reporting, budgeting, forecasting, cash flow analysis, and reconciliations for a portfolio of commercial properties.
Originally from the Bay Area, Mr. Trenh holds a Bachelor of Arts in Economics from the University of California, Davis.


Zeina Nammari is an Assistant Controller at Tidewater, where she manages financial and investor reporting as well as cash management activities across many of the firm's ventures and assets. Mrs. Nammari collaborates directly with the firm's asset managers, supports engagement with its lenders and venture partners, and manages several third-party accounting relationships.
Mrs. Nammari joined Tidewater after serving as an Accounting Manager at HG Capital, LLC, where she specialized in real estate private equity. In this role, she oversaw the full-cycle accounting process, including the preparation and review of monthly, quarterly, and annual financial statements. She was also responsible for budgeting and cash flow analysis.
Originally from Syria, Mrs. Nammari holds a Bachelor of Science in Business Administration, Accounting from California State University, Sacramento.
